Owner's guide

The tropics test every zone. Here is the maintenance truth.

Salt air, 80% humidity, afternoon storms, PLN's dinner-time voltage dip: Indonesia stresses wellness equipment like nowhere else we know. What actually fails, what never does, and the calendar our service crews run.

Technician logging chiller test readings in the workshop

First, the reassurance earned by 60+ builds: a properly built zone in the tropics is boring to own. What creates horror stories is equipment designed for Munich garages, installed by whoever unloaded the container. The failure list below is specific for that reason.

What actually fails (ranked by our service tickets)

  • Pumps and sensors - the honest #1. Heat plus continuous duty wears them; both sit on our shelf in Indonesia and swap in one visit (in warranty: free, labour included).
  • Anything electrical without surge protection - PLN fluctuations kill unprotected boards. Ours ship protected; retrofits get a stabiliser line item in the quote.
  • Film finishes on wood - varnish blisters at sauna temperatures and peels in tropical UV. Penetrating oil, twice a year, is the whole answer.
  • Fasteners below stainless 316 - within a kilometre of the ocean, anything less streaks black in months. Non-negotiable spec on our builds.
  • Neglected water schedules - not a part but a habit: skipped changes and clogged cartridges cause more complaints than all hardware combined.

What almost never fails

Compressors (rare, and covered by the 2-year chiller warranty), Harvia heating elements (the commercial line exists for 16-hour days), teak and terrazzo shells (3-year warranty, but honestly - the tub outlives the warranty card), and properly ventilated cedar interiors - the twin-shell wall does the surviving.

The calendar our crews run

CadenceTaskWho
Dailyrinse surfaces, check set point, log water lookyour staff (SOP)
Weeklyfilter cartridge check, tub water per session countyour staff
Monthlyozone cycle audit, heater stones re-stack, hingesstaff or service plan
Twice a yearwood oiling, full water systems serviceservice visit
Yearlyelectrical inspection, chiller deep serviceour engineer

Year one, our free service visits run this calendar with your team - training is the deliverable, the maintenance is the exercise. After that, most commercial venues take the service plan (low single-digit juta monthly); villas often self-run on the SOP with an annual visit.

The design decisions that pre-empt the tickets

  • Chillers placed for airflow and shade - 10% placement, 10% off the power bill.
  • Insulated lids as standard - halves standing losses, keeps debris out.
  • Drainage falls actually tested at commissioning (the 'puddle walk').
  • Every zone handed over with the laminated SOP, EN/ID, laminated because wet hands are the reality.
What does ownership cost after the warranty?

Electricity (≈ Rp 214 ribu/month for a lidded 400 L tub), consumables (cartridges, oil), and either the SOP habit or a service plan. No dramatic line items - the drama was engineered out.

Can our own maintenance staff handle it?

Daily and weekly - absolutely, that is what the training and SOP are for. Refrigerant-side work stays with our engineers, warranty rules.

How fast is service outside Bali?

Java: days. Further islands: scheduled runs plus remote diagnostics - the touchscreen tells our engineer most of the story before travel. Parts are in-country either way - the production page explains why that matters most.
