A wellness zone is the rare capex that touches all three hotel levers at once: rate (wellness inventory prices above the base room), length of stay (wellness guests stay 2-3 nights longer - SiteMinder), and reviews (a 90 °C sauna beside a 5 °C plunge is the most photographed corner of any property we have built). And unlike a restaurant concept, it works in low season - recovery has no weather.

Where the zone goes: four placements that work

  • Poolside - the classic: sauna cabin + two tubs on the existing pool deck; shares drainage, staff sightlines and towels. Fastest build, ~6 weeks.
  • In-spa - upgrade treatment revenue: contrast circuit as the finale of every massage; per-session pricing or spa-menu bundle.
  • Rooftop - the premium suite argument: a private set for the top floor; wood and inflatable formats keep structural loads honest.
  • Garden pavilion - Ubud-style: a standalone recovery pavilion bookable by the hour, open to outside guests as a day-pass product.

What we can promise: the zone's operating cost - a 400 L tub runs about Rp 214 ribu/month in electricity, a sauna costs its heater kW times hours - and the capex band before you commit: Rp 800 juta - 1.5 miliar for a resort zone (see pricing).

How many guests per hour can one zone serve?

Rule of thumb: 6-8 per tub-hour, 8-12 per sauna-hour depending on cabin size. A resort zone with a 6-person pool and 8-person sauna comfortably cycles 20+ guests an hour at peak.

Can we charge outside guests?

Yes - day-pass recovery is growing fast on Bali. It needs a separate entry flow and booking slots; we plan both into the layout at no extra design cost.

What does maintenance cost after year one?

A service plan for a resort zone typically lands in low single-digit juta per month including consumables - quoted with the project so finance sees the whole lifecycle.

How disruptive is the build?

Prefab: cabins arrive as panels, tubs arrive finished. On-site works are 2-4 weeks of the ~6-week timeline and can run in a closed-off zone while the hotel operates.

Sauna first or ice bath first if we phase it?
